Policies

Please review our policies listed below and notice that some are specific to Cottage and Beach House rentals.

All policies are accurate as of September 2, 2010. If you have any questions, feel free to send us a message.

Policies

Rates: Rates shown are for two people.  Until confirmed, rates are subject to change without notice.

Cottage and Beach House  guests: add $20 per night or $100 per week for each additional adult and $5 per night or $25 per week for each additional child (18 years and younger).  There will be a charge of $40 per night for each "unexpected" guest.

Sales and Room Tax of 11% will be added to all stays.

Deposits: A deposit equal to 50% of your stay is required, in the form of a personal check, within 5 days from the day the reservation is made. On reservations of one night (if available), payment in full is required. When a reservation does not allow enough lead-time for mail, a credit card can be used to guarantee the reservation. We ask that you bring a check for the actual payment.

Accepted forms of payment: Personal checks, traveler’s checks or cash.

Credit Cards: We do not accept credit cards as payment but Cottage and Beach house guests will be asked for a MasterCard or Visa number to keep on file in lieu of a damage deposit.

Minimum stays: Weekends – 3-night minimum on weekends June 20 through November 1, two-night minimum on mid-week stays. One week minimum on Cottage and Beach house rentals from mid-June through the first 3 weeks of August. One night stays are subject to availability only.

Check-In/Check-Out:    Check-in 3:00 P.M.  for all stays

                                       Check-out 10:00 A.M. for Cottages & Beach House

                                       Check-out 11:00 A.M.  for Inn Rooms

                                       Check-out 12:00 noon - for everyone November         

                                                                          through April      

Children are welcome in the Cottages and Beach House.                                              

Smoking  is not permitted inside any of the buildings.

About wireless Internet: We have invested in wireless service with additional “repeaters” to service all Guest rooms, Cottages or Beach House units. Rates will not be adjusted to cover this expense. We are pleased to offer you this FREE service. Guests must be able to configure their computers to work on our wireless B, G network. Tech support is not available. We cannot guarantee service, yet 95 percent of our guests are able to connect to our Free wireless service. If your business or happiness depends on 100% uninterrupted service, you may wish to reserve lodging where this can be guaranteed.

Cancellations: Inn Room refunds will be made on cancellations received 3 weeks prior to the reserved date.  Cottage and Beach House refunds will be made with 4 weeks prior notice. "Progressive Dinner" deposits and deposits on cancellations with less than the required notice will be refunded only if the space is re-rented. Refunds are not available for late arrivals or early departures. A $20 cancellation fee is subtracted from all refunds.

Progressive Dinner Cancellations: Refunds will be made on “Progressive Dinner “ weekends if the space is re-rented. A $20 cancellation fee is subtracted from the refund.

Rental Agreement Rules: Upon check-in, Cottage and Beach House guests will be asked to read and sign our rental agreement rules. Click here to view the rental policy form.

Pet policy: In Cottages and the Beach House, we may accept some small dogs at certain times of the year, but only with prior approval. Please do not ask to bring multiple dogs, large breeds or beagles. Fee: $15 per night. At check-in guests with pets will be asked to read and sign our pet policy.
